Home Window Inspection and Replacement

Over the past few weeks, I know we really hit home how important a healthy roof is to the overall look and integrity of your house. Which is why we will be shifting gears slightly and begin focusing on another critical aspect to the value and look of your home – Windows.

Window Inspection

Window left open

Nobody likes drafty windows, so shut them when not in use!

At least twice a year, take the time to look closely at your windows, doors, and skylights. Be on the lookout for air leaks, water droplets or drips, gap in the sealant, and rot on both the inside and outside of the window. Any homeowner, or renter, can perform a quick check with a simple walk around, and a little bit of know how.

Checking for Air Leaks

Nobody wants a surprise energy bill, so before the seasons change always do a quick check for air leaks. Checking for leaks can help extend the life of the window by extending the life of the window sealant.

In order to inspect a window or a window seal in your home, follow these simple steps:

  1. Seal the house off by closing all the doors, windows, skylights and other miscellaneous openings.
  2. Close all vents leading to the outside (including the laundry exhaust).
  3. Turn the exhaust fans off.
  4. Take a candle or incense stick along the outside of a window and watch to see if the smoke is pushed to the window or away from it.

If the smoke is pushed away from the window or more closely to it you may have a draft.  In the event of a draft monitor how strong and consistent the airflow is.

Need a New Window? Now What?

With Fall right around the corner we all know a cold winter is upon us. If you have just walked around your home and completed a window inspection, you may find one of the following to be true:

  1. My Windows are Drafty

This is clearly the most obvious way to determine you need new windows. The corners of the window deteriorate the quickest and can allow for moisture to be let in.

2. My energy Bills are creeping up

Do you think your energy bills are increasing, even if it doesn’t match the weather? Windows with broken seals can really increase your energy spending.

3. My windows are hard to open and hard to close

If this is the case with your windows, you should considering replacing them immediately. The worst case scenario of having a window stuck open during the winter months can cost you dearly when it comes to pay the electric bills! When windows are hard to open or impossible to close, it means the windows structural integrity has been compromised. This is most common in double hung windows because they have twice the removable parts.

When to Replace Windows

In the event you are looking for replacement windows, contact your local window contractor for more details regarding the specific needs.  Be sure to ask about energy-efficient options, the difference between vinyl window replacement, and wooden windows. And as always, ask for references of their past work.

Additional Roofing Problems and Identification

Have you recently found yourself staring up at your ceiling in wonder as tiny droplets of water are falling to the ground before you? Or maybe your roof has just seen better days, and the warranty is just about up, and you are thinking about roof replacement costs and repair as a responsible home owner keeping up with your property. Replacing your roof can be one of the most boring costs associated with a renovation but it is also one of the most important. A properly installed roof can protect all of the other components installed in your home. Finding a reputable roofer to discuss roof replacement costs is step one, but there are a few things to know ahead of time to help you navigate this undertaking. Not only will you need to factor in the price of a contractor, but you will also need to decide whether you will have a new roof with metal, shingle or some other type of material. The average cost or roof replacements depend on a great deal on the material that you choose.

When To Call In a Roofing Contractor

You do not have to wait for dry weather to call a roofer in. These guys are trained to put your roof on in all weather, in all seasons. You should inquire to make sure that the weather does not change your roof replacement cost. However, any partially installed layers must dry completely before new layers can be added to them. Look for a larger roofing team who can do large parts of your roof in a matter of hours as opposed to days to save yourself time and grief. This is also a perfect reason why you cannot do this job yourself!

On average roof replacement costs are around $5,000 depending on certain variables such as the roofing material type and the size of the area that needs to be finished.

Know Your Existing Roof

The material you choose for your roof depends on your taste, your budget, and your locality.

  • Asphalt Composition Shingles – These are cheap and easy to find but less attractive than many other options available. They have a “flat appearance.”
  • Wood Stake – An expensive but attractive shingle
  • Metal Roofing – Metal roofing is expensive and can increase your roof replacement costs. Because few roofers know how to install this type of roof you may need to find a special company for it
  • Slate Roofing – Highly expensive and very attractive. This roofing material is also slippery to walk on.
  • Rubber Slate or “Faux” Slate Roofing – Recycled post-industrial synthetics. These are becoming very trendy so call your roofer to see if they carry this material and to see how it will affect your roof replacement costs.

Do Your Research On Your Roof!

There are also a few terms you should know for when you are negotiating roof replacement costs with a professional roofer.

  • A “square” equals 100 square feet and is a commonly used unit of measurement in roofing.
  • A “vent” runs along the ridge of the roof to vent trapped vapour and heat so that the roof does not buckle and deteriorate or develop cracks with time.
  • “Composition” refers to asphalt shingles

By knowing these few things, you can help keep your roofing replacement costs to a minimum as you will know what you are getting and won’t receive what you don’t want.

Additional Roofing Calculations and Tools

Repairing your old roof that is damaged due to the natural elements can cost quite a huge sum, and it is wise to get a rough estimate of how much it would cost to fix the roof. You can use the calculator to get an estimate of the cost of the new roof before you venture into it. Firstly, you must have a rough idea of what you want the roof to look like and you must also have some basic measurements of some key areas of your existing roof.

Roofing Area Calculation

To calculate the cost of the new roof, you must get the width as well as the length of the area of the roof. The calculator will also need the inputs regarding the pitch of the roof or the steepness of the roof. The roof may either be flat or very steep. The next area of concern is the design of the roof. Some designs are complicated and will take more time, effort, as well as materials than the other designs. So, the design would be one of the primary considerations as well.

Materials Used For Your Roof

The roofing material is one of the key ingredients and the cost of new roof will largely depend on the materials that are used. The price that you get from the new roof cost calculator could then be used as a reference point and you can arrive at the right figure that you might have to pay if you decide to get a new roof installed. However, this is just a rough estimate and the price might vary depending on the contractor who does the job for you. Bringing down the old roof will itself cost you quite a huge sum and if the materials used are difficult to remove or uninstall, then you could be shelling out a lot of money.

Factors that Affect Roofing Costs

There are various factors that affect the costs of the roof. For instance, the contractors will charge you based on different factors and various services that are offered to you. If the contractor gets the materials then the cost would be different and if the materials are bought by you then the cost would depend on where you purchased the materials.

Roof Measurements And Calculations

Everything in your calculation will depend on the correct measurements of the roof. If there are any discrepancies in the measurements then your cost estimates might also shoot up drastically. Hence, if you are unsure about the measurements, it would be best to get the contractor to give the rough estimate based on his measurements. You can safely use the calculator to arrive at an estimate of the cost of new roof but there are other parameters that you must take into consideration while making the calculations. This calculator cannot give the exact figure and there are bound to be some changes in pricing.

Roofing companies have other costs that must be factored, such as insurance deductibles, permit fees, costs of hauling old material and waste, dump fees and clean-up costs.

Cost And Benefit Of Roofing Contractors and Handymen

Remember that a cheap roofing bid may be just that – a cheap and shoddy job that will require repair or replacement long before the warranty time has ended. Cheap installation or materials may also mean that your roof will easily sustain weather damage within the first couple years of being put in place.

A typical do-it-yourself installation on a gently sloping roof that is between 1700 and 2100 square feet will cost approximately $3,000.00, depending upon the quality of the material. The cost of re-roofing the home will also depend upon the shape and size of the roof. However, remember that those are only the costs of materials and don’t include the time you spend on the roof, hauling away the old material, cost of cleanup and the aggravation of spending days in the hot sun on a hot roof.

You may save some money each year on your homeowner’s insurance with an impact resistant new roof. Before choosing your materials with your roofer speak with your insurance agent to factor in potential savings from a slightly higher roofing material. You’ll also want to factor in how long you intend to live in the house. Remember, however, that while you may THINK you’re moving in 3 -5 years, life may take you in another direction and you could be living there for ten years.

Common Roof Repair Costs and Identification

If you have experienced a recent storm with high winds, you could have lost shingles, or some may have been damaged. This damage is obvious when you look at the top of your home. To resolve this problem, you need to replace the shingles as soon as possible. The cost is approximately $30 per shingle. You should probably contact a professional to make the replacement to ensure any warranty you have is not void. In fact your existing warranty may cover some of these damages.

Flashing, Metal Strip, and Seal Repair

The flashing is metal strips that create a seal between the joints. If the flashing is old, or there have been extreme weather conditions, this barrier will crack. You need to remove the surrounding materials and strip. Replace it with a new metal strip and reseal it with roofing tar. The total cost is around $20.

Gutter And Vent Repair

Gutters have to be cleaned periodically. If they aren’t, the rainwater will build up within the gutters instead of running off efficiently. This pooling will eventually leak into your home. To solve this problem, you have to clean your home’s gutters every few months.

The venting boot seals your roof vents to prevent water from coming into your home. However, this booting can become cracked over time. You need to cut away the old boot and replace it with a new one, sealing it with caulk. The average cost is around $15.

Of course, if larger sections are damaged you will be looking at a greater cost. On average, roof repair for metal is about $300, asphalt shingles average $250 and slate averages $530. A professional should complete large jobs like this.

How Much Does it Cost To Repair Your Roof?

No one will be able to answer that question off hand unless they take a look at the condition of your roof. It depends on many factors. You need to sit and make a list of answers to questions like, since how long has the roof been leaking? Apparently, if it shows on the exterior, then it must have been leaking for a while on the interiors before it came to the stage of pushing itself outside. The next question that you need to ask yourself is what is the area of leakage? Is it only curtailed to a small portion or a larger area? If it is a larger area obviously, it will bring about more expenses. The next thing is to ask yourself how much are you willing to spend to fix it? Would you want to invest a lot of money to fix the leakage permanently or do you want something that will stand in as temporary? What kind of material do you want to fix it with, the best quality or a medium quality?

After all this, you can check online to look for professional repairers. Call a few home and show them the roof and then question them about how much does it cost to repair your roof. Check to see if they know what they are talking about. Expertise is what you need. You may have called the repairers of a company home, but experience and brand name need to go hand in hand. Once they give you an estimate, don’t settle for them as yet.

Thank them and call others. Thus you will be looking at various options and getting different estimates. This will also lead you to a general conclusion of the extent of damage caused by the leakage, and you will have a fair idea of how much does it cost to repair your roof. Now sit back and choose from all the options the one that works out best for you regarding labor, days spent in labor, material and cost of labor and material. The repair should be long lasting. A shady job only taking care of the temporary situation must be avoided at all costs because this could lead to bigger leakages and more expenses.

Roof Repair Causes and Identification

Maintaining your home is not cheap. However, roof repair is less costly than an entirely new roof. Homeowners spend between $316 and $1,017 on average to mend leaks. It is important to handle these problems as they arise so that you don’t cause more damage to your home.

Finding Leaks and Their Causes

When you begin to see leaks in your home, you need first to determine what the problem is. There are many reasons that you suddenly have problems. Some of these problems may include missing shingles, leading pipe flashing, valleys, ice dams, or even a low slope to the incline of your roof. Any of these problems should be addressed by a specialist immediately to avoid significant damage to your structure.

If it is simply a leak, you will need to locate the spot quickly. Dripping and water accumulation is easy to track from inside the home. Viewing your roof from a ladder, you should be able to see depressions where the wood underneath has been damaged.

However, if you are finding water coming into your home, and an inspection of the shingles shows no obvious damage, you may leak coming in from around your gutters, chimney, or even you venting pipes. An expert can find the exact location and suggest the necessary roof repair to stop the leak.
